For those buyers who may not qualify for
conventional financing or need help fixing their credit, we
offer Rent-to-Own (also called Lease-Option) programs on some of
our properties. How do these programs work? Typically, the buyer
puts down a non-refundable options consideration that will get
credited toward the agreed-upon purchase price. Then the buyer
will pay a monthly rent usually with a portion of the rent being
credited toward the purchase price; the buyer pays the rent
until the Lease-Option expires (typically ranging from 6 months
to 2 years). However, the buyer can opt to purchase the
property at any time before the option expires. The
initial options consideration plus the monthly rental credit,
typically, is applied as a down payment on the property.
The benefits of Rent-to-Own programs is two fold: 1) the buyer
has some time to repair their credit to qualify for financing to
purchase the home and 2) the buyer is accumulating a down
payment while living there.
